As a Commercial Maintenance Technician, you will be responsible for performing a variety of maintenance tasks across our commercial properties. Your role will involve responding to maintenance requests, providing HVAC support, coordinating with third-party vendors, and handling various repair and maintenance duties. The ideal candidate will be a proactive problem-solver with strong technical skills and a commitment to quality service.

Job duties include:

• Completing all maintenance requests within 48 hours unless circumstances dictate otherwise
• Providing HVAC related assistance – filter replacement, reviewing Building Automation Systems, temperature adjustments, etc
• Coordinating with 3rd party vendors for complex trade work
• Repairing/replacing locks, adjusting door hardware and general carpentry skills
• Troubleshooting plumbing problems and attending to minor plumbing repairs – changing seatings, unclogging drains/toilets, etc
• Changing out light bulbs, lamps, shields, ballast, etc
• Replacing/installing carpet squares or vinyl floor tiles
• Performs minor painting work

Competencies:

• Proven experience in commercial maintenance or a similar role.
• Strong knowledge of HVAC systems, plumbing, electrical, carpentry, and general maintenance procedures.
• Ability to troubleshoot and resolve maintenance issues effectively and efficiently.
• Experience with Building Automation Systems and building access software is a plus.
• Proficient in basic carpentry and sheet rock repair techniques.
• Strong organizational and time-management skills, with the ability to handle multiple tasks simultaneously.
• Excellent communication skills and a customer-focused attitude.
• Ability to work independently and as part of a team.
• Relevant certifications or technical training in HVAC, plumbing, electrical work, or related fields is preferred.

We are currently seeking a skilled and proactive Commercial Property Manager to oversee a diverse portfolio of commercial properties.

As a Commercial Property Manager, you will be responsible for the comprehensive management of commercial properties. You will oversee all aspects of property management, including tenant relations, financial performance, maintenance, and vendor management. The ideal candidate will be a detail-oriented professional with strong organizational skills and a deep understanding of commercial property management.

Job duties include:

• Overall management of property, including tenants, vacant space, common areas, building and grounds
• Managing and oversee tenant move ins and move outs, including managing tenant improvement renovations
• Prepare monthly variance reports and executive summaries
• Management of annual budget. Will work closely with accounting to prepare budgets, analyze variances, and determining cash flow available for expenditures
• Assist in the preparation of CAM estimates and CAM reconciliations
• Inspecting overall properties on a regular basis, including vacant units ensuring a well-kept, professional appearance
• Review and approve invoices for properties
• Obtain bids for maintenance and repairs
• Oversee contractors and review/approve contracts
• Communicate with tenants to resolve tenant issues/complaints
• Ability to understand and interpret lease language and enforce legal terms of lease
• Communicate with building owners on a regular basis
• Other duties as necessary

Competencies:

• 2+ years of commercial property management experience
• Exceptional customer service skills

The Assistant Property Manager will support the Property Manager to manage a portfolio that may include multiple mixed-use properties from Class A office buildings, medical office buildings, lab space, and retail centers. The ideal candidate will be proactive, organized, and capable of handling multiple responsibilities with professionalism and efficiency.

Job duties include:

• Assist with overall management and decision making for each property within your portfolio
• Management of tenants, vacant spaces, common areas, building structure and grounds
• Assist with managing and oversee tenant move ins and move outs, including managing tenant improvement renovations
• Prepare monthly variance reports and executive summaries
• Assist with the preparation of CAM estimates and CAM reconciliations
• Inspecting overall properties on a regular basis, including vacant units ensuring a well-kept, professional appearance
• Review and code invoices for your portfolio
• Managing work order requests for portfolio and working with maintenance staff to ensure maintenance issues are resolved timely and correctly
• Monitoring accounts receivable and following up on past due rent
• Obtain bids for maintenance and repairs
• Complete lease abstracts
• Oversee contractors and review/approve contracts
• Communicate with tenants to resolve tenant issues/complaints
• Review and send monthly rent statements to tenants
• Ability to understand and interpret lease language and enforce legal terms of lease
• Other duties as necessary
